01. Project Scope & Renovation Agreement
Every renovation project begins with a detailed written agreement outlining the scope of work, designated
rooms or areas, design specifications, selected materials, and excluded items. No construction work begins
until both parties have signed the agreement and the initial deposit has been received.
02. Site Inspection & Pre-Renovation Assessment
Before finalizing any quote, our team conducts a comprehensive on-site inspection to assess existing
conditions, structural elements, plumbing, electrical systems, and potential hidden issues. Findings from
this assessment inform the final scope and pricing of your renovation.
03. Custom Design Plans & Architectural Drawings
All custom design plans, 3D renderings, and architectural drawings are prepared by our in-house design
team and reviewed with you prior to construction. Two rounds of revisions are included free of charge.
Additional revisions may incur design fees at our standard hourly rate.
04. Material Selection & Procurement Process
You will select materials, finishes, fixtures, and appliances from our curated supplier catalog or
approved alternatives. Once selections are finalized and signed off, we order materials promptly. Any
changes to selections after ordering may result in restocking fees and timeline delays.
05. Construction Standards & Workmanship Quality
All renovation work is performed to industry-leading standards by licensed, insured tradespeople. We
follow local building codes, obtain necessary permits, and schedule required inspections. Workmanship
meets our internal quality benchmarks, validated through multi-point inspections before handover.
06. Project Timeline & Milestone Schedule
Each project receives a detailed timeline with key milestones including demolition, rough-in,
installation, finishing, and final walkthrough. While we strive to meet all deadlines, unforeseen
conditions (hidden water damage, structural issues) may extend timelines. We communicate any schedule
changes promptly.
07. Payment Schedule & Deposit Requirements
A 30% deposit secures your project start date and initiates material procurement. Progress payments of
30% are due at framing/rough-in completion and 30% at finish installation. The final 10% is due upon
project completion and your signed acceptance of the finished renovation.
08. Change Orders & Variation Requests
Any changes to the agreed scope — additional rooms, upgraded materials, layout modifications — are
processed through a formal change order. Change orders detail the additional cost and timeline impact, and
require your written approval before work proceeds. No changes are made without your authorization.
09. Site Access & Homeowner Responsibilities
You agree to provide clear access to work areas, remove personal belongings from construction zones, and
ensure pets and children are kept safely away from active work areas. You are responsible for securing
valuables and informing us of any specific access requirements or restrictions.
10. Cleanup & Post-Renovation Handover
Upon completion, we perform a comprehensive site cleanup including debris removal, dust control, surface
cleaning, and tool removal. A final walkthrough is conducted with you to review every aspect of the
renovation, note any touch-ups needed, and confirm satisfaction before project sign-off.
11. Workmanship Warranty & Repairs
We provide a 5-year workmanship warranty covering defects in labor and installation. Manufacturer
warranties on materials, appliances, and fixtures are passed directly to you. Warranty claims are assessed
within 48 hours and repaired promptly. Damage from misuse, neglect, or third-party modifications is
excluded.
12. Design Intellectual Property & Portfolio Rights
All design concepts, drawings, and renderings remain the intellectual property of The Modern Interior Frame until full
payment is received. Once paid in full, you receive usage rights for your personal project. We retain the
right to photograph and showcase completed work in our portfolio with your written consent.
